Our Story
Newberry’s 3-Generation Story
The founding of Pivot has its roots in the VanPort flood near the end of World War II. Brandon, our Managing Partner, tells the story:
When my mother was six, she and her single mother—my grandmother, Margaret Walker—lost everything in the 1948 Vanport Flood. They found themselves living out of suitcases, sleeping on friends’ and neighbors’ floors. When life became unbearable, Margaret sent my mom to live with her sister in East County. Despite the hardship, every weekend my mother returned to her mother’s small apartment.
Money was scarce, but Margaret and her daughter cherished simple rituals: a downtown bus ride to window-shop, and as a treat, a hamburger and milkshake at the J.J. Newberry’s lunch counter. Those outings—just the two of them—became the only precious quality time my mother enjoyed with her own mother.
Years later, my mother found herself in familiar shoes: a single mom with two young sons (my brother and me) and struggling to support us. We moved in with Grandma Margaret, who finally owned a home of her own. As my mother fought to build her business, Grandma resumed the tradition: every weekend we’d ride downtown to Newberry’s, enjoy lunch, and listen to stories about our mother.
Margaret Walker, our grandmother, passed away in 1995. The following year, Newberry’s lease was assumed and the beloved lunch counter was closed down. In 2006, my mother, brother, and I purchased the 620 Building, which housed half of the Newberry’s store on its bottom floors, through the holding company “Walker Place LLC,” named for our grandma. In 2017, we purchased the Richmond Building, which housed the other half, and renamed it The Newberry.
It was Margaret Walker’s determination, sacrifice, and love that laid the foundation for our family’s future. Owning and managing the very building where she shared so many memories with her daughter and grandsons is a profound source of pride and sentiment for us.

Victoria Boyle
Executive Director/ Principal Broker, Oregon Real Estate Licensee, CPM® Candidate
Every Oregonian knows there are two Oregons: East of the Cascades and the Valley. Victoria Boyle claims both as her stock, with her mother coming from desert ranchers and her father coming from Willamette Valley farmers. She is a proud fifth-generation Oregonian.
As Executive Director, Victoria oversees the day-to-day activities of managing your property. Victoria has been involved in property management since 1998 which has provided her with experience that helps her find solutions to any issues that arise. Establishing positive relationships with clients, tenants, vendors, and coworkers is her favorite part of the job.
After high school, Victoria attended George Fox University. She has since broadened her educational base by taking classes at PCC. Victoria is a licensed Oregon Real Estate Broker and a CPM® candidate.
In her spare time, Victoria enjoys gardening, reading and exploring both Oregons with her family and friends.

Rose Anderson
Administrative Assistant
As Pivot’s administrative assistant, Rose is usually the first point of contact. Along with supporting the property manager in managing our portfolio, Rose oversees maintenance requests and scheduling and handles the accounting. Rose is also starting the process of becoming a licensed property manager herself.
Rose is a Portland native, who takes pride in her city. Rose attended Central Catholic High School and then the University of Oregon. She earned a Bachelor of Science degree, majoring in General Social Science with a concentration in Applied Economics, Business, and Society, and minored in Sociology. In 2022, Rose moved to Madrid, Spain for a year to work as an English language assistant before coming back to Pivot at the end of 2023. In her spare time, Rose enjoys cooking, golfing, and traveling.

Brent Marr
Brent is a native of the Pacific Northwest born in Spokane, Washington. His early professional life began in the hospitality industry where he, over the years, worked in nearly every capacity from dishwasher to management and everything in between. As an aspiring comic book artist, Brent took some classes in art preservation and custom picture framing and eventually opened three locations of his Art and Framing Gallery “The Edge of Art.”
Longing for a change of pace, Brent moved to Portland in 2003 and worked in a few galleries before ending up at the Appliance and Refrigeration Hospital. Brent worked first in the dispatch office and then as an Appliance Repair Technician, which afforded him the training and skills to branch out. Brent came to work at Pivot Property Management in 2019 as one of our maintenance technicians. His experience makes him an asset for the Pivot maintenance team. You might recognize Brent from seeing him around Pivot properties or maybe you have seen him around town as the Portland Sleestak!

Ted Anderson
Maintenance Tech
Ted is a familiar face around all the properties Pivot manages as he is one of Pivot’s Maintenance Techs. He can be seen changing light bulbs, fixing appliances, maintaining a clean property, and even decorating for holidays! Ted takes great pride in his job and the services he provides for Pivot’s tenants.
Ted was born and raised in Portland, and attended Central Catholic High School. Ted then moved to Chicago to attend DePaul University, where he graduated with a bachelor’s degree in Political Science. Ted moved back to Portland in 2020 and has been working at Pivot ever since. Along with being one of Pivot’s maintenance techs, Ted has been in EMT school working towards his next goal to become a fire fighter.
When Ted’s not working, he enjoys cooking for friends, trying new restaurants, and exploring Oregon’s hidden treasures.
Jeff Robrecht
Jeff works hard to save Pivot and others from all IT emergencies. He has a special ability to make everyone on our teams’ jobs and lives easier. Jeff loves people, computers, and chess, and he finds happiness through spending time with family and friends.

Brandon Anderson
Managing Partner
Brandon Anderson is both an owner and tenant. As the Managing Partner of Pivot Property Management, he saw an opportunity in Pivot to reduce property management costs and provide better service as well.
Since 1996, he’s worked as a principal in his family’s core businesses in the federal contracting arena. As a prime service contractor to the federal government, the associated companies have been awarded and successfully performed on over 200 federal service contracts valued in excess of $500 Million.
In 2004, he spun off a specialized travel management subsidiary that works closely with other federal contractors.
He entered the real estate investment arena in 1999.
Brandon was raised in North Portland, and graduated from Central Catholic High School. While at Marquette University, he studied for a year abroad at St. Claire’s College, Oxford University in the U.K. He focused on Public Policy and Criminology, earning a B.A.
In his down time, Brandon plays golf, attends Portland Trailblazers games, and bleeds blue-and-gold for Marquette during the college basketball season. He rides his bike to work, and travels with his three children: Ted, Rose and Cecilia.
